So as Joanne says, at Battleon, you should click the House button. That will prompt you to a forest where you will clear the trees. Keep in mind though this will not save unless you have yet to cap your EXP/Gold for the day. Also keep in mind that you can only ever have 1 house/estate at a time. As for the Neko Waifer, that's a house guard. You can't fight it, but it automatically will defend your estate plots from monsters. It will be more effective if you also buy and place down the Guard Tower. If you place down any buildings and level them like that Enchanted Grove you just mentioned it has a chance to be attacked by a monster which will stop its production. A house guard like the Neko Waifer will lower that chance. The more guards you have the less chance your plots will be seized. Once you've cleared the forest and planted your estate, you should see a menu. Click on "Estate Grounds". Then you click on any plot of land and you'll be able to place down that Enchanted Grove you bought. Keep in mind though that the Enchanted Grove will have to be complimented with other resource buildings for the ultimate purpose of warring. I suggest reading up on the Estate/House Guide on the forums. It'll pretty much answer everything there is to know about estates.
